‘Strong demand’ in industrial real estate market continues as Trinity Transport leases more than 200K square feet in York County

Avison Young is pleased to announce Trinity Transport, a third-party logistics user, has signed a lease to occupy approximately 201,788 square feet in the Charlotte Region.

Trinity Transport, based in Lexington, North Carolina, has plans to take full occupancy of the Lakemont East industrial building in Fort Mill. The 201,788-square-foot building is a part of the master-planned Lakemont Business Park, owned by Hartz Mountain Industries Inc. Lakemont Business Park is located just off the intersection of Carowinds Boulevard and Interstate 77.

Avison Young’s industrial team, Chris Skibinski, Henry Lobb, and Tom Tropeano represented the landlord in the lease transaction, while JLL represented Trinity Transport.

“The industrial market continues to stay strong with significant absorption and demand, which continues to outpace supply,” Tropeano said. 

Trinity Transport has been a contract carrier since 1984 and currently operates more than 100 tractors and 350 trailers. Trinity has also been a licensed freight broker since 1983. Its sister company, LPT Trailers, which has been in business since 1996, has a rental fleet of over 2,500 road trailers and storage trailers. 

The logistics and distribution industry in the Charlotte Region is seeing demand explode. With more than 100 people moving here every day, as well as the region’s infrastructure and proximity to other major markets, employment in the logistics and distribution industry has nearly doubled.
