Red Rock Developments plans 379-acre industrial park in Rowan County

More growth may be coming soon to Rowan County.

Red Rock Developments has plans to develop a 379-acre industrial park totaling 2.65 million square feet of commercial space over six buildings, Red Rock shared at a community meeting last week.

The industrial park, expected to be located off Interstate 85 at exit 81, will be the site of six buildings varying in size. The largest is projected at more than 1.1 million square feet, with the other five between 150,000 and 600,000 square feet.

The project is located near the distribution center for online pet retailer Chewy.com. Chewy, which sits in 700,000 square feet of space, is one of the biggest economic development projects ever announced for the county. 

All six buildings at the industrial park are being designed as spec buildings, meaning the developers will try to attract a high-quality tenant during the construction process.

“I’ve always been excited about the possibility of something happening out there [off Long Ferry Road],” Rowan County Commission Chair Greg Edds told the Salisbury Post. “Just the value of the shell of these buildings approaches about $200 million. But what we see when companies come along, if you look at some of the other projects we’re looking at, the equipment that goes in there is oftentimes a much higher investment than what the building itself is even. We could safely say that you could probably double that amount in total investment.”
